Why House Inspections Matter for Housing Providers in Chicago

As a housing provider, conducting regular inspections of your rental properties is essential for a number of reasons:

  • Safety - Inspections allow you to identify and address potential safety hazards that could put tenants at risk. You can check for issues like faulty wiring, leaky gas lines, mold growth, and structural damage. Fixing safety issues promptly can prevent accidents and protect tenants.  
  • Maintenance - Inspections provide an opportunity to perform routine maintenance and catch small problems before they become big, expensive repairs. Checking appliances, plumbing, heating and air conditioning, windows, and doors at least annually can head off major issues down the road.
  • Compliance - Inspections ensure your properties comply with local housing codes and ordinances. The City of Chicago requires housing providers to maintain rental units in safe, sanitary condition. Conducting thorough inspections is the best way to verify code compliance and avoid potential fines or legal action.
  • Tenant Relations - Regular inspections demonstrate to tenants that you care about the condition of the property and their living environment. Tenants are more likely to renew leases and recommend your units to others when they see you are proactive about maintenance and quick to address issues.
  • Property Value - Keeping your properties well-maintained through inspections and repairs can help preserve or increase their value over time. Neglecting issues can cause long-term damage that is costly and difficult to remedy. Timely interventions often result in the best outcomes.
  • Liability - Comprehensive inspections and thorough documentation of property conditions can help protect you in the event of legal claims from tenants regarding maintenance issues or health and safety concerns. Having a record of your due diligence can strengthen your defense.

As a housing provider, I recommend conducting full unit inspections at least once a year, ideally when tenants turnover. Thorough documentation and quick action on any deficiencies identified are key to ensuring inspections benefit both me and my tenants.
