Renting Out Your House in Chicago: Tips for Landlords

Chicago is a large and diverse rental market, offering many opportunities for landlords and property owners. However, to have a successful rental experience, it is important to go in prepared. Here are some tips for renting out your house in Chicago:

Know the market. Do your research on rental rates for comparable properties in your neighborhood. Check sites like Zillow, Trulia, and Craigslist to determine a competitive price range for your house based on size, amenities, and location. You want to price it high enough to generate interest but not so high that it sits vacant. 

Advertise widely. Post listings for your rental on multiple websites, including Facebook Marketplace, Nextdoor, and neighborhood Facebook groups. Also put a “For Rent” sign in front of the house with your contact information. Spreading the word through various channels will help you find good tenants quickly.

Screen tenants thoroughly. Review applications carefully and run background and credit checks on prospective tenants. Call their references and past landlords. Make sure any tenants you consider will be able to pay rent reliably and take good care of the property. 

Provide a professional lease. Use a standard Chicago lease agreement that outlines all terms of the rental, including rent amount, payment schedule, security deposit, maintenance responsibilities, and grounds for eviction. Review the lease with your tenants before signing to ensure all parties understand their obligations.

Stay on top of maintenance. Conduct regular inspections of the property to check for any needed repairs or maintenance. Address issues promptly to keep your tenants satisfied and avoid legal issues. Well-maintained properties also tend to command higher rent and experience less turnover.  

Build a good relationship. Maintain open communication with your tenants and be responsive to their needs. Provide friendly service and build positive relationships. Happy tenants are more likely to renew their lease and take care of the property. Strong relationships also lead to word-of-mouth marketing and referrals.
