House Maintenance for Chicago Landlords: Keeping Your Properties in Top Shape

As a landlord, keeping your rental properties well-maintained should be a top priority. Proper house maintenance helps attract and retain good tenants, prevents costly repairs down the road, and ensures safe and habitable living conditions as required by Chicago housing law. Here are some key areas of house maintenance for Chicago landlords to focus on:

Heating and cooling systems: Have HVAC systems inspected and serviced annually to keep them running efficiently. Replace air filters every 3-6 months. Promptly address any issues to provide tenants with a comfortable indoor temperature. 

Plumbing: Check plumbing fixtures and pipes regularly for leaks or damage and repair or replace as needed. Insulate pipes to prevent freezing in winter. Have a plumber clear any clogs or blockages to prevent back-ups.  

Electrical systems: Inspect electrical panels, wiring, and outlets for any issues and repair or replace immediately. Ensure all components are up to city code. Check that GFCI outlets and AFCI breakers are properly installed where required.  

Roof and gutters: Inspect the roof for any visible damage or leaks and repair or replace as needed. Clean gutters and downspouts twice a year to allow for proper drainage. Clogged gutters can lead to water damage in the home.  

Pests: Schedule regular professional pest control treatments to prevent infestations of rodents, cockroaches, bed bugs, and other common pests. Address any existing pest issues promptly to eliminate the problem. 

Yard maintenance: Mow lawns, rake leaves, shovel snow, and maintain landscaping to keep the exterior of the property looking neat and tidy. Trim back any plants or trees that are too close to the house.  

Appliances: Test and inspect major appliances to ensure they are in working order. Repair or replace any non-functioning appliances. Provide tenants with manuals and warranty information for all appliances.  

By keeping on top of essential house maintenance, Chicago landlords can avoid costly emergency repairs, keep tenants happy, and ensure their rental properties remain safe, habitable, and legally compliant.
