Time Cost Calculator

You own a rental. Did you sign up for a second job?

You know that $20 subscription you swore you canceled, then spotted on your statement months later? Owning rentals can work the same way. It's just not money slipping out. It's your time.

A hunt for a plumber here, a leaky faucet there, a call at 2 AM because the heat went out. It adds up fast, and most owners never stop to count it. So we made it easy.

In about a minute, you'll see

  • How many hours your rentals took from you last year
  • What those hours are worth in real dollars, month by month
  • How much of that time you'd get back if we took it off your plate

Where do these numbers come from?

The starting answers add up to about 111 hours a year, or roughly 2 hours a week. That lines up with Avail's landlord survey, where most self-managing owners reported spending 1 to 5 hours a week, and with iPropertyManagement data showing about 77% of landlord-managed rentals take under 20 hours a month. Turnover time is based on Hemlane's benchmark of 47.5 hours each time a unit gets a new tenant. Your results are estimates based on your answers, and "time you'd get back" assumes about an hour a month reading your statement.
