The application fee is $50.00 and each resident over the age of 18 must submit a separate rental application.In addition to this rental application, you will also be required to provide clear copy of a government ID, 3 most recent cleared rent checks, last 3 pay stubs, proof of income, clear picture of a pet with you in the picture, and a rent burden sheet if you have a subsidy. Common Reasons to be Declined –Incomplete application, evictions, collections from landlords, credit score below 500, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, and/or move in dates too far in future can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”. Any sexual related offenses for any time period.

APPLICATIONS WILL NOT BE PROCESSED UNTIL ALL REQUIRED DOCUMENTATION IS UPLOADED. ONCE YOU SUBMIT THE APPLICATION YOU WILL NOT BE ABLE TO UPLOAD ADDITIONAL DOCUMENTS. INCOMPLETE APPLICATIONS WILL NOT BE CONSIDERED.

In such cases, more than one applicant may be approvable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not necessarily be the first application received. We follow up with all approved and back-up applicants until a lease is signed and funded.
